    Compare the ad with the rents asked per m² in the same region, in the table below. A rent far below them is a warning sign.

    Inspect the item in person before any money changes hands.

    Photos can be old, edited, or someone else's.

    For property, verify the title deed.

    Deal with the registered owner or a mandated agent — insist on seeing the mandate.

    Never send a deposit to someone you haven't met.

    No advance, no "reservation fee". This is the single most common scam.
